Planning Division – Key Functions and Responsibilities

  • Regulatory Compliance: Reviews all development proposals for consistency with the Millbrae General Plan, Millbrae Station Area Specific Plan, Zoning Ordinance, design guidelines, and applicable City policies and procedures.
  • Environmental Review: Oversees state-mandated environmental assessments for all development applications.
  • Interdepartmental Coordination: Serves as the primary liaison between project applicants and other City departments, and provides technical support to the Millbrae Planning Commission.
  • Permit and Application Review: Processes sign applications, Home Occupation Permits, Business Licenses, and building permits; conducts site inspections; and manages special planning projects and studies.
  • Application Submittal Process
    • Conducts electronic preliminary reviews to ensure application completeness prior to formal acceptance.
    • Requires submission of all forms, documents, and plans via email or Dropbox for initial screening.
    • Upon verification, staff provides applicants with fee payment instructions and directions for submitting hardcopy materials.
